SothisConcrete for the management of Real Estate projects: urban planning and real estate development projects

The SothisConcrete Development and Urban Planning module includes solutions for land management: planning and monitoring of urbanisation costs, planning of income from the sale of plots and urban planning fees and the temporal distribution of costs and income based on project GANTT.

Additionally, it includes the management of land transformation, as urbanising agents. From the original land database, urban planning project, land readjustment, relations with owners in all their variants (expropriations, exchanges, transfers, land purchases and sales...), and handling of urban fees. It also includes the land database resulting from urban redevelopment, acts of purchase and sale.

SothisConcrete for real estate project management encompasses the entire development lifecycle, from feasibility study and execution to the sale or rental of building units.

SothisConcrete for Urban Development projects covers the entire management of Source plots, plot transformation, urban plots, management of urban quotas (swaps, expropriations, etc.), and the refurbishment of Integrated Action Plans (AIP) for cities.

URBAN DATA

  • Municipalities: Location, corporation and municipal technician data.

  • Urban sectors: Technical parameters of the land concentration area belonging to the sector.

  • Urban plots: Database of original land, with surface parameters, m2 of land, owners, registry inscriptions.

  • Aggregation of plots, assignment of several origin plots composing a unit of origin land.

  • Urban Development Project. Project registration based on predefined templates.
  • Cost planning. Costs derived from the management of the original terrain.

PURCHASES

  • Registration of technical and economic data pertaining to the purchase: plot, buyers, commission agents, area.

  • Payment schedule and concept thereof.

  • Simulation of profitability following transformation of the acquired land.

SUBDIVISION PROCESS

  • Quota turnover monitor with general % turnover for period and description thereof.

  • Owner monitor of original plots to which the urbanisation quota turnover is applied.

  • Individual management of swaps, compensations, and monetary compensations for the transfer or expropriation of land due to not reaching the surface of minimum resulting plots according to current regulations.

  • Automatic generation of invoices after updating the corresponding turnover with the individual percentages of each owner.

  • Owner payment history.

  • Automatic accounting integration of billing and owner payments.

  • Linking of original and resulting plots derived from urbanisation linked to each owner (land database).
